Bugatti comes to Miami
Bugatti has licensed its name to residential projects sparingly. Miami is the first in the United States and the first in the Americas — a tower planned for the north bank of the Miami River in Brickell, developed by Prosper Group with Belgium's Versluys Group.
The team assembled around it is the most informative thing announced so far: Brandon Haw Architecture, Yabu Pushelberg and Rhodium — architecture, interiors and residential operations, each named before a single price has been published.
What that produces in the residences themselves is not yet public. What is public is the site, and the site is the part that cannot be revised later.
(b) — The Address
A new waterfront address in Brickell
75 SW Miami Avenue Road sits where Brickell's financial district meets the river. That adjacency is the point: waterfront parcels inside Brickell are scarce, and most of what remains fronts the bay from further south. A river frontage inside the district places a residential tower within walking distance of the office core, Brickell City Centre and the dining that has followed them, rather than isolating it on a barrier island.
The river itself is a working waterway with access toward Biscayne Bay — a different proposition from a static bay view, and a relevant one for anyone who intends to keep a vessel nearby. Downtown Miami, the Arsht Center and the causeways to Miami Beach are a short drive north.

The residences
The residence collection has not been released. Reporting describes 183 residences across roughly 60 stories, including four signature penthouses — figures we carry as reported rather than confirmed.
Bedroom counts, interior and terrace areas, ceiling heights, exposures and finishes have not been announced, and this site will not estimate them. When the offering is published, each will appear here with the date it was verified.
(d) — Design Philosophy
Art, Forme, Technique
Bugatti's stated design philosophy — Art, Forme, Technique — describes a sequence rather than three qualities: an intention, a form that carries it, and the engineering that makes the form possible without compromise.
Translated into a building, the test is whether the structure, the interiors and the service model were resolved together or bolted to one another afterwards. The announced team suggests the former; the drawings will confirm it.
Architecture
Brandon Haw Architecture is the design architect. A narrow river frontage and a tall tower is a demanding brief — massing, structure and the way the building meets the water edge will define it far more than any material palette. The design has not been released in detail.
Interior design
Yabu Pushelberg leads interiors for the residences and shared spaces. Specific materials, finishes and layouts for Miami have not been announced, and are not assumed here from the studio's other work.
Residential experience
Rhodium is the announced residential operating partner. The stated service philosophy is privacy, personalisation, white-glove and butler-style service, discretion and hospitality-driven operations. The staffing model, the amenity programme and the operating budget that funds them have not been published.

Pricing and availability
Official pricing has not been publicly released. Sales expected to launch in 2027, and the deposit schedule, offering documents and residence inventory will follow that launch rather than precede it.
