The residential offering is expected to launch in 2027. In Miami, a launch of that kind is typically preceded by a private preview period in which the sales gallery opens to registered buyers and brokers before a public price list is circulated. Whether this project follows that sequence has not been announced.

Registration now has one practical purpose: being on the list before the preview stage, rather than after the first allocation has already moved.

A price list on its own is not enough to compare a branded residence against the wider market. When this one is published, look at:

• Price per interior square foot, calculated on interior area only — terraces are often included in the advertised total and distort the comparison.
• The deposit schedule: how much at contract, at groundbreaking, at top-off and at closing, and what your money is doing in between.
• Estimated monthly carrying costs — a branded, hospitality-staffed building carries a higher operating budget than a conventional condominium, and that difference is permanent.
• Developer closing costs, which in Florida pre-construction are frequently passed to the buyer and can be material.
• Brand and licence fees, if any are disclosed in the offering documents.
• Price banding by floor and exposure, which shows how the developer values the river frontage.

It is tempting to price this project off nearby Brickell and Miami River towers. Branded residences do not track the surrounding market reliably, and applying another building's numbers here would produce a figure with no basis.
